PEST AND DRY ROT INSPECTIONS
More accurately called a Wood Destroying Organism Inspection, our experienced and educated inspectors will provide for you an inspection of your structure for the presence or absence of structural pests such as:

• Wood destroying fungi (including damage commonly known as "dry rot")
• Subterranean and dampwood termites
• Carpenter ants
• Wood boring beetles
• Other wood destroying insects

Based on the Industry Standards of the Oregon Pest Control Association, our inspection includes all readily accessible areas of the structure including subarea crawl spaces. A detailed written report listing all findings with appropriate recommendations is issued afterwords. This inspection report is valid for four months following the original inspection. The report is valid for any real estate transaction where a mortgagor or real estate appraiser may require it. Such transactions may include conventional loans, Oregon Department of Veteran’s Affairs and Federal Veterans Administration (VA) loans, Federal Housing Authority guaranteed (FHA) loans, Oregon Housing Authority loans and other types of mortgages

WELL WATER TESTING
When a home is sold or transferred, Oregon regulations require homeowners to test domestic well water for nitrate and coliform bacteria. If the test results are satisfactory, taste the water. The water will likely taste different because wells are not chlorinated and have different mineral contents. If you notice an "off" taste, stained fixtures, or lead or copper pipes in the home, you may want to request additional tests.  Premier Inspection Services LLC can perform all your water testing needs.

GAS LEAK DETECTION 
Premier Inspection Services LLC has gas detection equipment to check for current leaks around all major gas appliances.
